About LandStruck

What does LandStruck do?

LandStruck acquires and develops rural land for sale and offers owner financing directly to our buyers. Our goal is to make becoming a landowner simple and accessible without requiring traditional bank financing or credit checks.

Why does the county property record sometimes show a different company as the owner?

Some properties are acquired by LandStruck through long-term purchase agreements, so county records may continue to show the previous owner while the property is being purchased. This is a normal part of how some of our properties are acquired.

Can you finance a property I found somewhere else?

No. LandStruck is not a bank or outside lender. When we say we offer owner financing, it means that we finance the land that we own and sell. We cannot provide financing for property owned by another individual, Realtor, developer, or company.

Where does LandStruck currently offer property?

Most of our properties are currently located in Tennessee, with one tract in Arkansas. We continue to evaluate opportunities in other areas as they become available.

Do you have land in East Tennessee or near Knoxville?

At this time, all of our East Tennessee properties are sold out. We do occasionally have a property become available again when a buyer has a life change or decides to release their contract, so it is always worth checking our available listings for updates. Most of the new land we are currently acquiring and developing is in Central and West Tennessee, so those areas will generally have the most availability.


Buying Land & Owner Financing

How does the owner financing work?

Our process is pretty simple! Once you choose an available property, there is a $300 document fee to lock in the property and get everything started. A $1,000 down payment is due when you electronically sign your contract. Once your contract is completed, you can begin using your property while making your monthly payments. Financing details, including purchase price and monthly payment information, are provided on each individual property listing.

Do you check my credit?

No. We do not perform credit checks. We do require a standard criminal background check, similar to what you may encounter when renting an apartment.

Why do you require a background check?

The background check is simply part of our standard approval process for owner financing. We do not run a credit check, but we do require a basic criminal background check before moving forward with a land contract. Having something on your record does not automatically prevent you from being approved. We understand that people can have things in their past, so it is reviewed on a case-by-case basis depending on the nature and circumstances of the record. If you have any concerns about something specific on your record, you’re welcome to let us know and we can give you a better idea of whether it may affect approval.

Do I have to pay off my property before I can use it?

No! Once your contract is completed, you have immediate use of your property, subject to the terms of your contract.

Can I pay my property off early?

Absolutely! There are no prepayment penalties, so you can pay off your property at any time.

When do I receive my deed?

LandStruck uses a Contract for Deed for our owner-financed properties. Your Warranty Deed is transferred to you once your property has been paid in full. Cash purchases receive their warranty deed as part of the closing process.

Are the properties surveyed?

Yes. All LandStruck properties are professionally surveyed.

Do your properties have title insurance?

Title insurance is typically obtained when the larger developments we purchase are acquired. We do not provide a separate title insurance policy for individual properties sold through a Contract for Deed. When your property is paid in full and the deed is transferred to you, you may choose to independently obtain title insurance at that time.

Do you offer veteran, military, cash, or other discounts?

We try to keep our property pricing as low and competitive as possible for everyone, so we do not typically offer additional discounts. Rather than building discounts into higher prices, we aim to offer our best pricing upfront.

We are incredibly grateful to our veterans and active-duty military members for their service!

Can I transfer or assign my owner-finance contract to someone else?

Our owner-finance contracts cannot be transferred or assigned to another buyer without LandStruck’s approval. Once the property is paid in full and you receive your deed, you may sell or transfer the property as you wish, subject to applicable law.


Visiting & Finding a Property

Can I visit a property before purchasing it?

Absolutely! As long as a property is still available, you are welcome to visit it at your leisure. You do not need an appointment to walk the property on your own.

We do encourage you to contact us before making the trip to confirm that the property is still available. In many cases, we can also place a property on a complimentary courtesy hold for a limited time while you make plans to visit.

We can provide you with:

  • GPS coordinates
  • A KML digital property-line file
  • A Google Maps property overlay

These tools can help you locate and explore the property.

Can someone meet me and show me the property?

If you would prefer to walk the property with someone, please contact us and we can see if someone is available to meet you. An accompanied showing is not required—you are welcome to visit any available property on your own.

Why can’t I find the road on Google Maps?

Many of our roads are newly built private roads and may not appear in Google Maps or other navigation systems yet. Please use the GPS coordinates provided for the property first to make sure you are traveling to the correct location rather than relying solely on a road name.

What is a KML file?

A KML file is a digital mapping file that allows you to view the approximate property lines on your phone or other compatible device. For example, an app such as GAIA GPS can be used to view a KML property file while walking the land. Please remember that KML files and Google Maps overlays are helpful navigational tools and do not replace the recorded survey or physical survey markers when determining exact property boundaries.


Homes, RVs & Building

Can I live in an RV or camper on my property?

Generally, yes. LandStruck does not typically have a time limit for RV or camper use under our owner-financing terms. However, requirements can vary by property, so you should always review the individual property listing and contract for any property-specific limitations. Buyers are also responsible for complying with any applicable county or state requirements, including septic, sanitation, and permitting requirements.

Are manufactured and mobile homes allowed?

Generally, yes! Manufactured homes and skirted mobile homes are welcome on most of our properties. However, requirements can vary by property, so you should always review the individual property listing and contract for any property-specific limitations.

In some situations, manufactured-home companies may offer financing that pays off your remaining LandStruck land contract so your home and land can be combined into one payment. We have no issue with this if your LandStruck contract is paid in full as part of that process.

Can I build a house, cabin, or tiny home?

Generally, yes. LandStruck does not typically impose permanent deed restrictions or home-size requirements. However, requirements can vary by property, so you should always review the individual property listing and contract. While your property is being financed, you must follow the terms of your LandStruck contract as well as any applicable local or state requirements.

How many homes can I have on my property?

While the property is being financed, we generally allow one dwelling per 2.5 acres. For purposes of our owner-financing terms, a “dwelling” means a structure, RV, camper, mobile home, or similar accommodation that is actively being used as a residence.

Can I build a barn, shed, greenhouse, or chicken coop?

Generally, yes. These types of outbuildings are welcome on most of our properties, subject to any property-specific limitations and applicable local or state requirements.

How far do I need to stay back from the road?

Many properties have a 60-foot setback from the property line along the road frontage, but this can vary by property. The setback helps maintain privacy between neighboring properties and preserve the natural, rural appearance of the area.

Permanent or temporary structures, campers, vehicles, machinery, materials, and personal property cannot be placed within the applicable setback while financing. Always refer to your individual contract for the exact setback applicable to your property.


Off-Grid Living & Utilities

Are your properties off-grid?

Most LandStruck properties are off-grid and do not have access to public utilities. If utilities are known to be available to a particular property, we will generally include that information in the main property description.

Will LandStruck install electricity, water, or septic?

No. Buyers are responsible for researching and arranging their own utilities and off-grid systems based on their individual needs. This may include wells or other water systems, septic, solar, generators, electricity, propane, internet, and other services. Because every property and intended use is different, we recommend contacting the appropriate county offices, utility providers, and licensed professionals when determining what will work for your plans.

Can LandStruck tell me how to set up my off-grid homestead?

We provide the land—the blank slate for your future homestead! How you choose to develop your property will depend on your individual needs, budget, and plans. Buyers are responsible for researching their water, septic, power, building, and other off-grid needs.

How do I get a 911 address?

Contact the local county’s 911 addressing office. You will need to look up the regular office phone number for the county where your property is located— do not call 911 to request an address.

The addressing office can typically provide an address after you complete their required process. Having a 911 address is important so emergency services can locate your property and may also be useful for deliveries.

How do I receive mail if I live off-grid?

Mail delivery may not be available on private roads. We recommend contacting the local postmaster to determine what is available for your particular property. A P.O. Box in the nearest town may be the best option for reliable mail delivery.


Private Roads & Property Access

Are the roads public or private?

Many of the roads serving our properties are private roads built by LandStruck to provide access to the properties. Your survey and contract will show any applicable road and ingress/egress easements.

Who maintains the private roads?

Purchasers are responsible for maintenance of the private roads/easements serving their properties. Where a private road serves multiple properties, road maintenance is generally a shared responsibility among the property owners who use it.

From time to time, LandStruck may choose to perform road work for its own operational, access, drainage, development, or sales purposes. Any road work undertaken by LandStruck is voluntary and does not create an ongoing road-maintenance obligation or change the terms of a purchaser’s contract.

What is the road easement shown on my survey?

Many surveys include a private ingress/egress easement, often approximately 50 feet wide. The easement provides access to the properties served by that road and may also allow for building deliveries and utilities, when applicable. Purchasers cannot block the easement or prevent access to other tracts.


Homesteading, Animals & Property Use

Are there HOA or POA fees?

LandStruck properties generally do not have HOA or POA fees, and LandStruck does not typically impose permanent deed restrictions. Any exceptions will be disclosed in the individual property listing.

While your property is being financed, the terms of your Contract for Deed apply. LandStruck’s financing-related property restrictions do not continue as permanent deed restrictions after the property is paid in full and the deed is transferred to you.

Can I homestead on my property?

Generally, yes! Homesteading is welcome on our properties. Our properties are intended for personal/residential and homesteading use rather than commercial-scale operations. Commercial ventures such as RV parks, commercial farming, junkyards, or salvage yards are not permitted while financing through LandStruck.

As always, buyers are responsible for complying with any property-specific limitations and applicable local or state requirements.

Can I have chickens, goats, horses, or other animals?

Yes. A reasonable homesteading amount of animals is welcome, subject to your contract and applicable animal-welfare and local requirements. Animals must be properly cared for and cannot create a nuisance or unreasonable disturbance for neighboring properties.

Our financing terms do place a specific limit of two hogs/swine per 2.5 acres.

Can my animals free-range?

Animals must remain contained to your property. This is especially important for animals that tend to wander, such as dogs and poultry. Owners are responsible for their animals and for any damage or issues caused by them.

Can I hunt on my property?

Generally, yes. Hunting is permitted on most of our properties, subject to applicable laws and any property-specific limitations. Please practice safe hunting practices and remain aware of your surroundings, property boundaries, and neighboring properties.

Your KML file can also help you view your approximate property lines while in the field, but it should not be relied upon as a substitute for the survey or physical property markers.

Do mineral rights come with the property?

Yes. LandStruck generally does not retain mineral rights when a property is sold. Any mineral rights LandStruck holds transfer with the property when your deed is issued. If we are aware of any exception affecting a particular property, it will typically be noted in the property listing and/or contract.

Can I cut timber?

Personal clearing and reasonable property improvement are permitted subject to your contract. Because the property remains under a Contract for Deed while being financed, commercial timber harvesting or removing substantial timber value is restricted prior to payoff.If you are planning a larger clearing or timber project, please contact our office first.


What If My Plans Change?

What if I decide I no longer want my property?

We understand that life changes.

If you decide you can no longer continue with your property, simply contact our office. We can provide a one-page release agreement that releases you from future financial obligations under the contract and returns possession of the property to LandStruck.

Amounts previously paid are handled according to the terms of your contract and are generally not refundable if you choose to release the property.

Already a LandStruck Customer?

What if I can’t make my payment on the due date?

There is a 10-day grace period before a late fee is processed. If you’re experiencing financial hardship, please keep in touch with our office so we can review whether any options may be available.

Can I set up AutoPay?

Yes. Your online payment portal allows you to view your account, make payments, set up AutoPay, and make additional payments. Your portal login information is emailed to you when your account is established.

You may also be able to use your bank’s online bill-pay service to have your bank automatically mail payments to LandStruck. When setting this up, please include your LandStruck loan number and/or tract ID in the payment memo or account-number field so it is printed on the check and we can properly identify and apply your payment.

Availability and processing times for bank bill-pay services vary, so be sure to schedule payments early enough to arrive by your due date.

What happens if I owe a late fee or returned-payment fee?

Payments received are first applied to outstanding late fees or bank-related fees for returned payments or insufficient funds before being applied to your regular payment.You can view outstanding amounts through your online portal.

How are property taxes handled?

Property taxes are billed to LandStruck while the property is being financed. We track the property taxes due for each property and notify purchasers of their applicable amount, prorated when necessary. LandStruck handles payment of the property taxes to the county to ensure they are properly tracked and paid.

If a purchaser does not pay their property taxes when due, the unpaid amount may be added to their LandStruck account and will remain due in addition to their regular monthly payment.

What if my mailed check or money order arrives late?

We use the postmark date when determining the payment date for mailed payments.If the mail itself causes a delay, a late fee will not result solely from that transit delay.

Can I make changes to my contract?

Contract changes are made only at LandStruck’s discretion and must be approved in writing. Approved changes are currently subject to a $150 administrative and processing fee.
